Nekilnojamojo turto investicinių projektų vertinimas : disertacija

LTPagrindinis darbo tikslas – sukurti kompleksinį ekonomiškai efektyviausio ir labiausiai investuotojo reikalavimus atitinkančio nekilnojamojo turto investicinio projekto parinkimo modelį, kuris apimtų investuotojo tikslų, galimų projektų aplinkos, verslo perspektyvų, teisinės aplinkos, projekto ir investuotojo rizikos įvertinimą. Įvadiniame skyriuje aptariama tiriamoji problema, darbo aktualumas, aprašomas tyrimų objektas, formuluojamas darbo tikslas bei uždaviniai, aprašoma tyrimų metodika, darbo mokslinis naujumas, darbo rezultatų praktinė reikšmė, ginamieji teiginiai. Įvado pabaigoje pristatomos disertacijos tema autoriaus paskelbtos publikacijos ir pranešimai konferencijose bei disertacijos struktūra. Disertacijos pirmame skyriuje atliekama nekilnojamojo turto investicinės aplinkos mokslinių tyrimų apžvalga, analizuojami investicinių sprendimų priėmimo teorijos ir modeliai, pateikiami rizikos ir neapibrėžtumo vertinimo priimant investicinius sprendimus metodai, taip pat analizuojami investicinių projektų efektyvumo vertinimo teoriniuose modeliuose naudojami kriterijai. Skyriaus pabaigoje formuluojamos išvados ir tikslinami disertacijos uždaviniai. Antrame disertacijos skyriuje pateikiamas nekilnojamojo turto investicinių sprendimų priėmimo modelis ir metodika, suformuojama ir pateikiama investici-nių sprendimų vertinimo kriterijų hierarchinė struktūra. Pateikiami kriterijų reikšmingumai. Pateikiamas siūlomam modeliui pritaikytas stochastinio modeliavimo metodas. Analizuojami daugiakriterinio vertinimo metodai ir parenkami metodai, tinkantys nekilnojamojo turto investicinių projektų efektyvumui vertinti. Trečiame disertacijos skyriuje atliekamas trijų skirtingų investicinių projektų į nekilnojamąjį turtą vertinimas pritaikant siūlomą investicinių sprendimų priėmimo modelį ir metodiką. Disertacijos tema paskelbti 7 straipsniai.

ENThe main aim of the thesis is to develop a complex model for the most cost-efficient real estate investment project selection, which best meets investor’s requirements and involves evaluation of investor’s aims, potential project environment, business prospects, legal environment, project’s and investor’s risk. The introduction discusses the problem under investigation and thesis relevance, describes the research object, formulates the aim and objectives of the paper, describes research methodology, scientific novelty, the practical significance of the results and the thesis statements. This part ends with the presentation of the author’s publications and conference reports on the topic as well as the structure of the thesis. The first chapter presents an overview of scientific research in the field of real estate investment environment; analyses the theories and models of investment decision making; presents the methods for risk and uncertainty assessment when making investment decisions; analyses investment project efficiency evaluation criteria used in the theoretical models. Finally, the chapter draws the conclusions and specifies the objectives of the thesis. The second chapter presents the model and methodology for real estate investment decision making as well as develops and introduces a hierarchically structured system of criteria for the evaluation of investment decisions. Significances of the criteria are calculated. The method for stochastic modelling adapted to the model is presented. Multiple criteria assessment methods are analysed and selected for the evaluation of real estate investment project efficiency. The third chapter carries out the assessment of three different investment projects in real estate basing on the proposed model and methodology for investment decision making. Seven papers on the topic of the thesis have been published.
