LTTyrimo objektas – Lietuvos gyvenamojo būsto kainos. Tyrimo problema – kaip makroekonominių rodiklių pokyčiai, šiuolaikinių geopolitinių įvykių kontekste, paveikė Lietuvos gyvenamojo būsto kainas? Tyrimo tikslas – įvertinti, kaip šiuolaikinių geopolitinių įvykių sukelti ekonominiai svyravimai veikia Lietuvos gyvenamojo būsto kainas. Tyrimo uždaviniai: 1. ENThe real estate sector is crucial for the sustainable and stable economic growth of a country. The evolution of housing prices determines changes in the wealth situation of the country’s population, real estate investment decisions and the ability of households to purchase (or rent) housing. Recent years have been a challenging period for the economic stability of many countries around the world. The COVID-19 pandemic, the energy price shock and the war in Ukraine have all had a significant impact on both housing prices and consumer housing affordability. The increase in housing prices was driven by a mismatch between demand and supply, caused by a decline in the number of new construction projects and an increase in the cost of building materials. In addition, favourable bank credit conditions have also contributed to the increase in housing prices. Since 2015, the EURIBOR interest rate has been negative, so that a person borrowing for a housing loan had to pay only the bank’s prescribed margin. The decision taken by the European Central Bank to control inflation by raising interest rates has a significant impact on housing prices and demand developments. An analysis of statistical data shows that, as interest rates rise, the portfolio of housing loans decreases. Thus, the price of real estate is directly affected by economic shocks.
